Residential Conveyancing

Our residential property team led by Andrew Paul, have many years’ experience in Gosport and the surrounding areas, dealing with both freehold and leasehold transactions and can assist with all aspects of property dealings.

Andrew can also advise on the best way to own a property given your personal circumstances and will offer practical and friendly advice throughout your property transaction.

The conveyancing team ‘keep an ear to the ground’ in respect of local issues and have excellent working relationships with local estate agents surrounding the Gosport area and solicitors, resulting in (most) transactions running smoothly and leading to a successful conclusion.

Unless matters become unduly complex or more protracted than anticipated, we work on a fixed fee basis with the fees clearly specified at the outset.  We set out below our fee guidelines and promise to advise in advance if there is ever likely to be an increase in these fees due to the complexity of the case.

Our guideline fees for freehold sales and purchase are:-

If you are purchasing a leasehold property, additional fees may arise for example a landlord’s notice of assignment.  We will confirm the amount involved, if any, as soon as we are made aware of this by the management company.  Such costs are usually in the region of £250 plus £50 VAT.

In all addition to the above there will be a cost for disbursements.  These are charges payable to third parties, eg HM Land Registry or search providers.  We will deal with these payments on your behalf as part of the conveyancing process and the cost of these will be advised when you request a quotation.

The third party fees may be subject to change if, for example, as a result of the search enquiries you require additional searches to be carried out, for example a coal mining search of a tin mining search.
